Ideally located on a residential street, but just 10 minutes' walk from the Clifton Hill tourist district, Ambiance by the Falls B&B offers free WiFi and on-site parking. Kevin and his lovely wife ( Ann ) were amazing and very nice and helpful with sharing information about the areas attractions. The breakfast was delicious and plenty. The house is in a quiet neighborhood with private parking and within walking distance to the falls. Highly recommend this place for anyone visiting Niagara Falls.

Susan's Villa is located in Niagara Falls and is 1 block from the Niagara River. The hotel offers spacious suites with free WiFi and complimentary parking. We loved our stay at Susan’s Villa! Breakfast was great and hosts were amazing. They helped us with our luggage, ordered us a taxi and made sure our breakfast was veggie. Rooms are comfortable and clean. The property is a 5 minute walk (or less) from all attractions. 100% recommend!
